Are the rentals All Bills Paid?
No, they are not. For most of our properties, you will have to set up utilities through City of Denton (940-349-8700) and gas (if applicable) through Atmos Energy (1-888-286-6700). For our properties in the outer parts of Denton County, you may need to contact CoServ or TXU Energy. Please ask your leasing agent for more details.

When is rent due?
Rent is always due on the first of the month, regardless of when you move in. If you are moving in or out in the middle of the month, we do pro-rate it.

Is there a late fee if I pay rent after the 1st?
If you pay rent after the 3rd, there is a flat late fee of $75 for the first day and $10 a day after that.

What happens if I need maintenance at my rental?
If you need any sort of maintenance at your rental, please contact the maintenance department via email FixIt@scottbrownproperties.net or via phone (940-381-2222) and leave your name, address, phone number, and a short description of your problem. All requests are taken first come, first serve, unless it is deemed an emergency (i.e. floods).

Do I have to pay for maintenance?
Most maintenance is paid for by the owner of your property, unless it is obvious that something broke because of the tenant. (Example: if your garbage disposal broke, we will come fix it, however, if it broke because glass, bottle caps, spoons, etc. got inside it, we will bill the tenant.)

Am I responsible for changing the air conditioning filter?
Yes, it is the tenants responsibility to buy and change the a/c filter. If your air conditioning/heat stops working, we will be happy to come repair it, but if for whatever reason we find that it stopped working because the filter hasn't been changed, we will bill the tenant for the service trip (typically $88). Air conditioning filters MUST be changed once a month!!

What about pest control?
All properties are sprayed for fleas and roaches before you move in. If you are renting an apartment, Scott Brown Properties will make sure that your apartment stays pest free, as long as you do your part to keep it clean! If you are renting a house, maintaining pest control is the tenant's responsibility.

Code Enforcement
If you live in a house or a duplex, you are responsible for mowing your own yard and keeping up the appearance of the property.  If you live in an apartment, the yard work is taken care of by Scott Brown Properties, however, you are still responsible for trash in and around your apartment area and keeping up the general appearance outside of your unit.


City of Denton Code Enforcement will issue a citation for these violations:

  • Grass and Weeds (12 inches or over)
  • Trash and Debris
  • Junk Vehicles, Abandoned Vehicles
  • Signs
  • View Obstruction
  • Home Occupations
  • Stagnant Water, Standing Water
  • Graffiti

If Scott Brown Properties gets a notice of violation we will notify the tenant to take care of the violation. If the violation has not been corrected by date of re-inspection, Scott Brown Properties Maintenance will send someone to correct it and will bill the tenant. If Scott Brown Properties receives a ticket for a violation and the tenant has already been notified of the warning, the tenant will receive a bill for the entire sum of the ticket.

*Please note that if you receive a Code Enforcement violation for grass and weeds, we will put you on the "Mow Watch List" and drive by your house every other week and mow if necessary.  This is something that is billed back to the tenant, so to avoid these charges, please mow your yard every week!
