An accurate and thorough property evaluation is one of the biggest steps in making and keeping your rental property occupied and thus as profitable as possible.

With an accurate market analysis and knowledge of comparables in the market place, largely based on our own portfolio and experience, we will recommend an informed opinion of the rental rate we feel your property will likely bring in a reasonable period of time.

We will also make objective recommendations based on observations about things that may be needed to help bring the property condition up to full market value.

There are many little, relatively inexpensive things that can often be done to a property to make it more attractive and lease more quickly to prospective renters. Certainly, you can elect to do any or all or none of these things. We can make the arrangements for these things to be done, or you can either do them or arrange for them yourself.

We arrange all of the advertising, promoting and showing of properties. We have qualified leasing agents that match prospective tenants to the properties that will work best for all parties involved.

We have years of experience in judging qualifications. We do thorough reference checks: employment verification, credit reports and former rental history. Our record of selecting excellent tenants is outstanding.

We use only current Texas Association of REALTORS professional lease documents and security deposit and legal notice forms that comply with all Texas Landlord/Tenant Laws and the new Texas Lock Law.

We have fair but firm rent collection policies with quick action should delinquencies occur. The net proceeds for the prior month is mailed to you by the 10th of the following month.

Maximum security deposits are collected from all tenants for your protection. Security deposits are held in our broker trust account, subject to State supervision. All forfeits and damage claims are in conformance with State Security Deposit Laws.

All accounting and record keeping are computerized to provide total accuracy and efficiency. We maintain all files, records and receipts for your tax records. We pay all maintenance, repairs, advertising and related expenses for the property.

Spot checks and property inspections are completed on a periodic/as needed basis. We do termination inspections and tenant check-outs.

We maintain our own in-house maintenance department for repairs. We handle the “nuisance” calls at all hours. Because of our volume, we negotiate the best prices for you with carefully chosen contractors.
